Spanish banks typically lend up to 70% of the purchase price or valuation (whichever is lower) for non-resident buyers. This means you need at least 30% of the property price as your own funds, plus approximately 10–14% to cover purchase taxes, notary fees, and other costs.
Yes, fixed-rate mortgages are available to non-residents from several Spanish banks. Availability can depend on your income currency — some banks apply restrictions for non-Euro income. We will advise on the best option based on your specific profile and present competitive offers for both rate types.
With all documents prepared promptly, a Spanish non-resident mortgage typically takes 4–8 weeks from application to completion. Our process and direct relationships with bank underwriting teams help minimise delays and keep your purchase on schedule.
Typically: valid passport, last 2–3 years of tax returns or salary slips, last 3 months of bank statements, proof of existing assets, and details of the property you wish to purchase. Exact requirements vary by bank and profile. Your advisor will provide you with a personalised document checklist.
The final signing at the notary requires your physical presence in Spain, or you may grant a power of attorney (Poder Notarial) to a lawyer who can sign on your behalf. We advise on the most practical approach and coordinate all arrangements with the notary.
