Spanish banks typically lend up to 70% of the purchase price or valuation (whichever is lower) for non-resident buyers. This means you need to have at least 30% of the property price available as your own funds, plus an additional 10–15% to cover purchase taxes, notary fees, and other costs.
Yes, fixed-rate mortgages are available to non-residents from several Spanish banks. The availability of a fixed rate can depend on your income currency — some banks apply restrictions for non-Euro income. We will advise you on the best option based on your specific profile and present offers from both fixed and variable rate lenders.
With all documents prepared and submitted promptly, a Spanish non-resident mortgage typically takes 4–8 weeks from application to completion. Our streamlined process and direct relationships with bank underwriting teams help us minimise delays and keep your purchase on track.
Typically: valid passport, last 2–3 years of tax returns or P60/salary slips, last 3 months of bank statements, proof of existing assets, and details of the property. The final signing at the notary requires your physical presence in Spain, or alternatively you can grant a power of attorney (Poder Notarial) to a lawyer who can sign on your behalf. We advise on the most practical approach for your situation and coordinate all arrangements with the notary.
In addition to the purchase price and your deposit, budget approximately 10–14% in additional costs: ITP transfer tax (6–10% depending on region for resale properties), or VAT + stamp duty for new builds (10%+1.5%), plus notary fees, land registry fees, and legal fees.
